We train and support small local developers to amplify revitalization efforts in Greater Baltimore and to ensure that local communities share in wealth generation brought on by regional development.

OUR PROGRAMS

Emerging Developers

Through our Emerging Developers Program, we support emerging developers with the capital and operational support to complete projects that otherwise might not be undertaken.

In 2015, the Harbor CDC launched the Emerging Real Estate Developers Program. This program was created to address the capacity building needs of small real estate developers. We created an eight-month intensive technical assistance program where the cohort is taught the fundamentals of real estate development.

On Saturday mornings, the small development companies are taken through a curriculum which includes: working with investors, working with general contractors, working with state and city agencies, working with structure engineers and architects, as well as project feasibility, financial modeling, and marketing. At the conclusion of the technical assistance program, the small development companies participate in a joint venture development with the Harbor CDC and a large local developer. This portion of the program is essential to the small developers gaining the practical experience of managing a development project. The development undertaken by the first cohort rehabilitated nine vacant units (two as affordable housing at less than 60% of area median income and two combined to become the second location of a local healthy food business).
